The size of this dress is more of a range than fitted size.

I was measured for the dress when i was pregnant, expecting to be not pregnant when I wore it. Though it fit me either way. It falls straight down and has a corset in the back so there is no reason it wouldn't fit a size medium to size L without alteration. there is alot of fabric here so it could easily be taken out to an XL or taken In as far as you need it to. I am also 5'2 for reference. ALso in a few pictures the dress seems short in the front it really isn't, it's because of how I kept laying the fabric when it was being tied.

This dress was made over 6 months and was custom made for me by a woman on etsy. This dress is made of strong elegant brocade with beautiful lace trim that matches to the cape.

This dress is in great shape though it has never been cleaned, I assume that the buyer would be taking it to a tailor and a cleaning anyway. SO I see no reason to do it before they go and do it again. Dress was worn once and put away nicely.
Renaissance weddings are a lot easier and cheaper to do than traditional weddings. you can pick and chose how ever you would like and I guarantee your local faire would be willing to work something out with you. Our wedding was free. We paid for the chair rental and the festival did the rest for free.
